The City of Peoria Side Lot Program has an open application process lasting until February 23, 2022, that qualifying property owners can apply to. Upon closure of the open application period, applications received will be taken on a first come, first served basis. Once a targeted property owner expresses interest in a lot, they must meet the following criteria in order to purchase the lot. These criteria include:

  • Vacant lot must be currently owned by the City of Peoria and meet the definition of a side lot
  • Adjacent property must be requested by adjacent property owner (no contract for deed or tenant)
  • Applicant must be current on property taxes
  • Applicant cannot owe any outstanding balance to the City of Peoria including environmental code violations, work order fees, citation, storm-water utility, etc.
  • Applicant cannot have an environmental case or a housing court judgement in the past 3 years
  • Owner occupied property Applicant must pay all fees associated with the side lot transfer (Recording fee $57 + Processing fee $50 = Total $107)
  • Non-Owner occupied property Applicant must pay all fees associated with the side lot transfer and a determined purchase price (Recording fee $57 + Processing fee $50 + Purchase Price = Purchase Price + $107)
  • Applicant must be willing to combine parcels
  • Applicant must be willing/able to maintain property maintenance of side lot
